For mortgage brokers

7.87/10

How borrowers rate providing documents. The lowest-scoring part of the entire mortgage process, below closing, below the rate, below everything.

Stratmor / Snapdocs borrower survey, n = 7,000+

You already know which documents are missing.
Getting them is the job.

Rakolto is document collection that finishes the file. One secure link per borrower, reminders that run on their own, and everything landing organized in your own Google Drive.

It is not an LOS and it is not a CRM. It does one thing, which happens to be the thing that eats your Tuesday.

What happens

  1. 01

    You send one link

Pick the checklist. Start from Conventional, FHA, VA or Refinance, or save your own. Rakolto emails your borrower a unique secure link.

  2. 02

    They upload from their phone

No account to create, no password, nothing to install. They tap the link, see a plain list, and photograph what you asked for. Several photos of one document combine into a single clean PDF, so you stop receiving five sideways JPEGs of a pay stub.

  3. 03

    It lands in your Drive

Straight into your own Google Drive, in a folder named for that borrower. Not our servers. We hold which items are outstanding, never the documents themselves.

What your borrower sees

Documents for your mortgage

From Dana Whitfield. 3 of 5 received.

  • Driver's license
  • W-2 (2026)
  • Last 2 pay stubs
  • 2 months bank statements
  • 1040 tax return

That is the entire borrower experience. No sign-up, no portal, no app.

The reason it matters: in that same survey, 36% of borrowers had to supply a document more than once. A list they can see for themselves is a list they stop re-sending.

Reminders go out on their own. You'll know when the file is complete.

This is the part that gives you the hours back. Rakolto emails the borrower on a cadence until the checklist is done, then stops by itself. You decide how often and how many times, or switch it off entirely. You can pause the chase on one borrower without touching the rest.

Every send is recorded: who it went to, when, and whether it actually arrived. If a scan is unreadable or it is the wrong tax year, you bounce it back with a note in one click and the item reopens on the borrower's list.

The question everyone asks

Does this replace my CRM?

No. Keep your LOS, keep your CRM, keep your pipeline exactly where it is. We don't replace your system of record. We fill it.

Your LOS or CRM

  • Knows the loan exists and which conditions are outstanding
  • Built to store the answer once you already have it
  • Collection usually means a portal the borrower has to log into
  • Following up is a task on your list
  • Files live with the vendor

Rakolto

  • Built for the gap between their phone and your file
  • One unique secure link, no account for the borrower
  • Follows up on its own until the checklist is complete
  • Files land in your Drive, so there is nothing to migrate
  • Unlimited loans and documents, priced per broker

The portal login is the real difference. Most tools have one, most borrowers will not use one, and so you end up collecting by text anyway and uploading their files yourself. Removing that step is most of the product.

What it doesn't do yet

Worth knowing before you start, not after.

Email only
No SMS yet. If your borrowers only answer texts, this will not fix that today.
Google Drive only
You need a Google account. No OneDrive or Dropbox yet.
No LOS integration
Nothing pushes into Encompass. You move the finished folder yourself.
No document review
Rakolto confirms something arrived, not that it is the right thing.
It is early
You would be among the first brokers on it. That means rough edges, and it means what you complain about is what gets built next.

What it costs

Free during our pilot$79per month afterwards, or $790 a year. Unlimited loans, priced per broker rather than per seat.

No card to start, and you will hear from us well before anything is charged. See the full pricing page for the details.

Worth fifteen minutes?

We're onboarding a small number of brokers free while we get this right. We would rather have your complaints than your money at this stage, and the brokers who join now shape what it becomes.

Questions

Does Rakolto replace my CRM or LOS?
No. Keep Encompass, keep your CRM, keep your pipeline where it is. Your system of record knows the loan exists and what conditions are outstanding. Rakolto is the collection tool that closes the gap between the borrower's phone and your file. We don't replace your system of record. We fill it.
Does my borrower need an account?
No. They get one unique secure link by email, tap it on their phone, and upload. No account, no password, nothing to install. Removing that step is most of the product, because borrowers will not use a portal.
Where do the documents actually go?
Into your own Google Drive, in a folder named for that borrower. Files stream over an encrypted connection straight into your Drive. Rakolto stores which items are still outstanding, never the documents themselves.
How does the chasing work?
Rakolto emails the borrower on a cadence until the checklist is complete, then stops by itself. You set how often and how many times, or switch it off. You can pause the chase on one borrower without touching the rest, and every send is recorded with whether it actually arrived.
Does Rakolto send text messages?
Not yet. Reminders are email only today. If your borrowers only respond to texts, that is a real limitation worth knowing before you start.
